Kitchen or Bathroom: +$20/ due to extra plumbing, electrical, surface standards
Large rooms: 225–399 sq ft = 1.5 rooms, 400+ sq ft = 2 rooms
Half-room: (closet/pantry/ straight hallway): counts as 0.5 room
Stairs: counted as a 1 room equivalent per level transition
Exterior features: (per feature = siding, roofing, decks, etc.) Area price is first 200 sq ft = 1 room equivalent; each +200 sq ft = +0.5 room equivalent
Bundle deals (auto-applied):
3–4 rooms: 15% off the base price
5–8 rooms: 20% off the base + Price Notes FREE (save $30)
9–12 rooms: 25% off the base + Price Notes FREE and
Material Alternatives drop to +$15/room
13+ rooms: 30% off the base + Price Notes FREE
